Whistler Monday Morning Coffee

Good Morning!
 
Another nice weekend up here in Whistler and Pemberton. It seems with the market being a bit more quiet in the lead-up to the typically much busier July and August real estate sales season, I had a weekend with the family which was nice. We took our two sons aged 3 and 7 on a quick overnight camping trip to Birkenhead Lake Provincial Park just north of Pemberton and got lucky as the mosquitoes have not quite hatched there yet. We fished for rainbows & dollies off the dock, roasted some marshmallows & hot dogs and had a great time. 
 
On to some of my newest picks for real estate offerings this week:
  • Wow, this one bedroom plus den quartershare at The Legends just dropped their price down to $90,000. This is a great option for those who prefer not to spend above $100,000 and need space for 6 to sleep.
  • One suite that hasn't quite hit the listing system yet is #322 Town Plaza. It's a one bedroom suite in Eagle Lodge facing Blackcomb on the quiet side of the building and is priced very aggressively at $329,000. Call me for details on it - I should have photos later today.
  • I also have a 2 bedroom at The Coast Hotel (formerly The Marriott) which should be in the Whistler Listing System by tomorrow. It's priced at $279,000 which is far below the most recent sale of an identical unit at $295,000. Call me for details on this one too.
The current listing inventory in Whistler and Pemberton now sits at 1161 active listings which is down by 56 listings in the past week. This is a good sign as shrinking inventory and aggressive pricing points to a more healthy and robust real estate market just around the corner for the big late summer and fall sales season.
