Whistler Monday Morning Coffee

What a rainy weekend in Whistler! It poured down rain from Friday night until Sunday morning but luckily for us it cleared up enough yesterday that we were able to get our neighbourhood garage sale to happen. Lots of folks came out, sales were brisk and we ended the day with a big BBQ for over 50 people in the neighbour's back yard. Gotta love this place!
 
So, down to business. We've had a couple of very interesting sales and price adjustments to report to you over the past two weeks.
  • We listed 1485 Hemlock Street in Pemberton just about 3 weeks ago at the very realistic price of $498,000 and within two days we had a full price offer accepted on it. I think it just goes to show you that there is perhaps a bit of a psychological sticking point at $500,000 for single family homes in Pemberton at the moment. Most of the homes in The Glen in Pemberton are priced at a range between $525,000 and $560,000 so all of those sellers out there should take note of this recent sale.
  • Recently we adjusted the price of our listing of #208 Pan Pacific Lodge down to $229,000. This is a Phase 2 condo hotel property which allows owner use of 56 days per year and it's located right at the base of Whistler literally within a few steps of both the Whistler Village Gondola and the Blackcomb Gondola. There has not been a sale in this price range in this building since it was constructed back in 1998. Revenues are great here and this is a huge bargain. Call me for details on this one.
  • Another great price adjustment to note is this 2 bedroom suite #144 at The Coast Hotel on Blackcomb. This is another Phase 2 that is right on the slope so it's ski-in/ski-out. The price of this corner unit is now down to $275,000 which again is unheard of in this complex. You can't buy a proper 2 bedroom suite anywhere in Whistler for this price. It's definitely worth a look.
  • Finally, take a look at 8231 Mountainview Drive in Alpine Meadows. This is actually a friend's house and she's been working hard to get it sold for a while now. She just recently dropped the price  by $100,000 to $799,000 and it's such a gem. Totally renovated just a couple of years ago, this 4 bedroom, 1.5 bath home is right on the bus route, has a beautifully manicured yard and unbelieveable views of Blackcomb from the deck (there's even a new hot tub). It also features a separate one bedroom revenue suite. This is one heck of a buy right now at this new price. Check it out.
The current listing inventory in Whistler and Pemberton now sits at 1160 active listings which is down by 51 listings from two weeks ago.
