Whistler Monday Morning Coffee

Good Morning!
 
This past week I've had quite a few more interested buyers inquiring about the revenues for #208 Pan Pacific Mountainside which is a sleeps four studio we have listed in this luxury hotel at the base of the Whistler and Blackcomb Gondolas in the Village. So, I thought that a short video was in order so that we could highlight what an outstanding revenue generation opportunity this one is. It brings in nearly $10,000 positive cashflow after all the expenses are paid. Check out the video here.
 
Here's another quick blog post I made last week regarding market timing and strategies for hunting for the market bottom. Keep in mind I had my tongue firmly planted in my cheek when I wrote this.
 
Here are a few other highlights from the past week:
  • We've just listed a great 1 bedroom suite at Eagle Lodge in Town Plaza right in Whistler Village. This condo is right in the heart of the action with great views of the Village Stroll and offered at $338,000. Click here for the details and photos.
  • One of my clients now has an accepted offer on a great little studio at the Coast Hotel on Blackcomb (formerly The Marriott). While we were going through that offer process we ended up discovering that the only other studio in the complex also got an accepted offer last week. Now there are no longer any available studios for sale at The Coast Hotel and in fact there now been 5 sales in the past month including these two. I think I smell a market turnaround in this building!
  • We finally received an offer on Friday for our foreclosure home at 7107 Nesters Road. The bank is currently in negotiations with the buyer so we have our fingers crossed on this. If it's accepted and a court date gets set any other buyers can still come to court with offers of their own. So, if you've had your eye on this great home right within walking distance to Whistler Village then let me know. You can still get an offer going on it.   • Here's a sale that took place for a little teardown chalet in Emerald Estates last week. Pretty shocking price but the lot had absolutely no views and the house was more of a liability than anything. Interesting price point though. $420,000!!! $1,000 over asking.
The current listing inventory in Whistler and Pemberton now sits at 1091 active listings which is up by only 2 listings from two weeks ago. The listing inventory looks to be holding steady for a 6th week in a row.
