Whistler Monday Morning Coffee

If you've been wondering what the market is up to in Whistler over the past few months since the Olympics, I'd like to shed some light for you. It was a solid 2010 spring market with sales volume outpacing the spring of 2009. However, pricing in Whistler continues to be at near 10 year lows with the economy to blame over and above any uplift we saw from the Olympics. Typically we see a drop in sales in June and July and this year is no different especially since we saw such poor weather here in the spring and early summer. Now that the sun is out in full force buyers it seems are on summer vacation and not thinking too much about Whistler real estate at the moment.
 
However, no matter what the economy does we always have our highest sales volumes of the year occurring during the months of August to November as buyers ramp up for the coming winter season. Most will want to get a purchase locked in prior to the snow. This year should be no different.
 
On to some of the great buys out there this week:
  • I came across this really outstanding duplex buy at 3253 Arbutus Drive in Brio last week at $799,000. Not much views but a really well laid out and spacious duplex that's in great shape in the ever-popular Brio neighbourhood. It's definitely worth a look.
  • Another great home with really stunning views is 2270 Brandywine Way in Bayshores. This 4.5 bedroom/2 bath home with 2,500 sq. ft. of space has a commanding view to the south overlooking Alpha Lake. A really great home at $929,000.
  • Don't forget this recently reduced listing of a 2 bedroom condo at #J204 Tamarisk. Recently renovated to incorporate the deck into the main living area making an extra bedroom, you won't want to miss this sunny and bright south-facing suite.
An update on the building lots at Cypress Place came across my desk last week. You may recall that Cypress Place is the last phase of Nicklaus North. It's a batch of 32 remaining lots across the highway from Green Lake Estates and fronting onto the 5th fairway of Nicklaus North golf course. There are some very reasonable pricing in this upscale new subdivision and some truly stellar south facing golf course views. Check out the details here.
 
The current listing inventory in Whistler and Pemberton now sits at 1181 active listings which is down by three from last week.
