Whistler Monday Morning Coffee

I'm sure you can imagine that I get asked this question by clients all the time: "When you see a really great deal give me a call right away!". Well, these emails that I pester you with every Monday are that exact  notification. These days I'm constantly seeing eye-popping deals that you need to know about quickly. Prices are down to almost 2002 levels and savvy buyers who have been sitting on the sidelines thinking Whistler was too expensive are now coming in and snapping up the bargains.
 
On to some of those eye-popping great buys out there this week:
  • #226 Aspens is a 2 bedroom that is true-ski-in/ski-out right up the slope from the Chateau Whistler. This suite had an offer on it at $550,000 then the seller countered at $600,000. The buyer walked away not wanting to come up any further. I bet you could get it maybe in the $575,000 range. This is totally unheard of in this building. These suites were going for $800,000 just 2 years ago! True ski-in/ski-out properties are very rare in Whistler and they're like beachfront in Maui. They're just not making any more of it.
  • #217 Blackcomb Lodge is a renovated Phase 2 studio with loft right in the heart of Whistler Village. These exact suites were selling at their original launch in 2005 at $369,000. It's just been reduced again to $139,000 and it's the best revenue generating suite in all of the Village (approximately $4,000 net in 2009 after all expenses except mortgage).
  • #1250 Delta Whistler Village Suites is a 1 bedroom suite overlooking the pool and has just been reduced in price to $281,000. It has one of the highest IUD numbers in the complex which translates to bigger revenue share than most. Poolside Delta Suites condos are a rarity and this building is widely regarded as one of the best revenue generators in town.
The current listing inventory in Whistler and Pemberton now sits at 1182 active listings which is up by one from last week.
