Monday Morning Coffee November 21, 2011

Good Afternoon!

Whistler Mountain opened early on Friday and we had a chance to take the family up yesterday for a few turns. It was fantastic! Great snow with pretty good coverage (a few gravelly patches here and there) but the Village Gondola, Creekside Gondola, Big Red, Emerald, and Fitzsimmons chairs were all open. It's actually snowing again today and continuing through this week so I think it's going to be a great week on the mountain with Blackcomb set to open just 5 days from now for the big U.S. Thanksgiving weekend. Click here to go to the Whistler Blackcomb website to check out some photos and video of the on-slope action over the past few days.

Ok - on to real estate. I mentioned last week that the foreclosure listing at 8541 Drifter Way in Alpine Meadows now has an accepted offer on it at $500,000 and it's court date is set for November 22nd. This is an incredible price which is very close to lot value on this property. Consider this as a lot purchase with a free house on it!!

This home is an older chalet on an incredible south-facing corner lot with beautiful views of Whistler Mountain and Blackcomb. It was previously listed over the past number of years at $1,079,000 then $819,000 then $739,000. Then it went into foreclosure at $699,000 then dropped to $649,000 and then finally this year dropped down to $599,000. Click here to take a look at it.

If you think you're interested in this one call me right away so that we can get you into court to present an offer. The court date is tomorrow so we don't have a lot of time to take advantage of this opportunity.

Notable New Listings

  • #2 Glacier's Reach is a 2 bedroom townhome in Village North at the very competitive price of $456,000. Click here to take a look.
  • 2036 Karen Crescent is not a new listing but definitely one that deserves a second look. This 3 bedroom/2 bath, 1,400 sq. ft 1/2 duplex has been renovated extensively and is also located on a flat grassy lot in Whistler Creekside. It's also just a 5 minute walk to the Creekside Gondola. Great for a family and priced to move at $700,000.
  • Another really well priced property that needs a 2nd look is #1 at Gondola Six at $499,000. Gondola Six is a condo complex that's just up Gondola Way from Whistler Creekside. This 2 bedroom plus loft, 995 sq. ft. corner condo is actually ski-in/ski-out via a small trail that feeds in from Peak to Creek. It also features a huge 10' by 10' private storage room for all your Whistler toys. Click here to take a peek.

Notable Price Adjustments

  • #217 Wildwood Lodge up at Blackcomb Benchlands is now down to $369,000. This renovated one bedroom condo features a non-conforming 2nd bedroom as well as a nice deck overlooking the heated pool and hot tub. This is a two bedroom unit for the price of a one bedroom all within a 2 minute walk of the ski run at Blackcomb.

This week we've got a grand total of 999 active listings in the Whistler and Pemberton area. Down by another 19 from last week which makes it the first time we've had our listing inventory down below 1000 listings in over 3 years. Shrinking inventory means stabilizing prices and this confirms my belief that we're at or very near the bottom of our market right now. For all of you who have been trying to do the impossible and time the market bottom, this is your chance.
