Good Morning!
Finally our listing inventory has shrunk
down below 1,000 active listings in Whistler and Pemberton! This is the
first time in over 8 months that it's been down into the triple digits
and it's a good confirmation that our market is getting incrementally
stronger. Buyers have finally been realizing over the past few that
pricing here really is at ridiculously low levels based on historical
values going way, way back. On top of that the skiing's great and this
season's already off to a very white start and that always does wonders
for kick-starting sales.
Now for some more of those hot little deals I keep seeing out there:
- We just listed the very best one bedroom suite in all of the Coast Hotel at Blackcomb. #553 just came on the market at $229,000 and is located on the top floor right overlooking the pool and ski slope with sweeping views of both Blackcomb, the peak of Whistler and the Tantalus Range to the south. Revenues have been really strong in this complex lately and this suite brings in some very strong numbers. Call me for more details on this very rare ski-in/ski-out opportunity.
- If you've been in the market for a one bedroom Legends quartershare you can't miss this unbelievably low priced suite #530 which is on the quiet creek side of the complex with views up the slope. It's listed at $79,000 which is a price level that I've never seen in this building. At that price it is guarnteed that it will sell fast - call me quickly if you're interested. If you don't believe me then take a look at #537 which is a 2 bedroom quarter on the slope side of Legends that I sold in only one day on the market last week (I didn't even have time to take photos). It went for $95,000 with a list price of $99,000.
- Now for something a bit larger. 7219 Fitzsimmons Road North was just reduced in price last week to $2,999,999 which is exactly what the construction cost was for this home last year. Homes in White Gold backing onto Fitzsimmons Creek are always highly sought after and with this recent price reduction I think this property shows a high degree of value in the current market. - Here was an interesting sale last week of a 2 bedroom townhome at Glacier's Reach. It originally had a list price last March of $509,000 and it finally dropped and dropped down to $439,000 and then sold last week at $414,000. Someone got a heck of a steal on that one!

last week. We're finally under 1,000 active listings!!! Remember folks -
