Whistler Monday Morning Coffee April 4 2011

It's finally starting to feel like spring in the valley in Whistler and Pemberton with the snow melting fast in the Village. Up on the mountain it's still a winter wonderland so it's one of the best times of year. Lots of great skiing still to be had and nice warm patios down below. Loving that!
 
Notable New Listings in the Past 7 Days:
 
Here are a couple of great new listings for you to take a peek at:
  • #336 Coast Hotel on Blackcomb just came on the market at $119,000. This is a studio suite in this Phase 2 hotel condo building right on the slopes of Blackcomb. Aggressively priced to move, you won't find a better sleeps four unit in Whistler.
  • #49 Cayley Close is a large 4 bedroom/2 bath townhome located in Bayshores. With a commanding view of Alpha Lake and the valley below you'll find excellent value in this very well cared for duplex listed at $649,000. Townhomes in this complex rarely come on the market so if you're interested drop me a line on this one.
  • #1 Taluswood Heights just came on the market at $2,399,000 and it's undergone an exceptional renovation over the past year. Take a look at the photos of this 4 bed/3.5 bath, 2,600 sq. ft. ski-in/ski-out gem located right at the finish line of the Olympic Downhill course at Whistler Creekside. This is the only stand alone property in the compex - all the others are either duplex or triplex units. What a stunner!
Notable Solds in the Past 7 Days:
  • We just sold #144 Coast Hotel at $240,000. This was a great 2 bedroom corner suite right on the ski slope at Blackcomb in this Phase 2 hotel.
  • #3 Snowy Creek just sold at $2,000,000 with a list price of $2,999,000. As you may know, this is one of the premier locations in Whistler being right between Whistler Village and Blackcomb base underneath the Excalibur Gondola. 4.5 bedrooms/4 baths and 2,115 sq. ft.
Notable Price Reductions in the Past 7 Days:
  • #1267 Delta Whistler Village Suites was just reduced from $157,000 to $137,000. This is about as low as any Delta Whistler Village Suites studio ever gets. Great buy in my opinion.
  • 2150-2 Sarajevo Drive is a renovated one bedroom townhome at Gondola Village. Price is down by another $10,000 to $259,000 making this a very aggressive and motivated seller. Check out the photos - really exceptional buy right now and only a mere 5 minute walk to the Creekside Gondola.
  • #18 Taluswood is a 3 bedroom/3 bath, 1,635 sq. ft. ski-in townhome with an outdoor pool that many of my clients have been interested in lately. Not enough to make an offer with it being at the $995,000 list price but now that it's at $899,000 it represents really strong value now.
