Whistler Monday Morning Coffee

Good Morning and Happy New Year!
 
We've had quite a busy holiday season here in Whistler and it seemed to me that crowds were much bigger than I remember from years past. I spoke to a friend of mine who is the restaurant manager at the Glacier Creek restaurant on Blackcomb and he told me they had some of their biggest days ever on record in that restaurant over the holidays. There was also a 26,000 skier day last week. Let's hope that trend holds for the rest of the season.
 
Market activity did of course drop off during the holidays but that's pretty much true of just about every real estate market. There were however been a couple of interesting sales in the past week as well as some very well priced new listings.
 
Notable New Listings in the Past 7 Days:
  • #713 Westin Whistler Resort & Spa is an extremely well priced Phase 2 studio suite that sleeps four with a full kitchenette. This suite is located right at the base of both the Whistler & Blackcomb gondolas and is in the east tower of the hotel. It has great views of the mountains to the west as well as the Westin courtyard. It's priced at $159,000 which is right at the same level as the lowest recent sale in the building this past summer.
  • #304 Glacier Lodge is not a new listing but it was recently reduced in price down to $595,000 which is below the most recent sale of an identical suite. Glacier Lodge as you may know is located right at the base of Blackcomb and is next door to the Fairmont Chateau Whistler. This suite has recently been immaculately renovated and is in the best location in the building with a commanding westerly view of the swimming pool. This is huge value for a suite of this level of renovation a stone's throw from the lift.
  • 6618 Cedar Grove Lane just came back on the market at a newly reduced price of $4,498,000. This is Whistler's first and only "rammed earth" house and this extremely eco-friendly construction method is really a marvel to experience. Notable Solds in the Past 7 Days:
  • 5614 Alta Lake Road just sold for $1,000 over asking price at $1,000,000. This older quintissential Whistler log cabin has amazing views of Alta Lake and both Whistler and Blackcomb to the east. This location of course does feature the train tracks down below between the lot and the lake so it's not exactly waterfront. Killer views though!
  • #11 Treeline just sold at $675,000 which is an amazing price for a 3 bedroom ski-in townhome on Blackcomb. It had an original list price of $879,000 and had been on the market since last February, 2010. I remember selling the neighbouring unit which was identical back in 2005 for $980,000!
The current listing inventory in Whistler and Pemberton now sits at 931 active listings which is down by 68 from last week. As you can see, most were expirys which may at some point come back on the market shortly or perhaps some sellers will just wait a few more years for prices to come back somewhat and they'll sell at that point.
