Good Morning!
Lots of visitors in town this past long
weekend and plenty of Washington and California licence plates which was
nice to see for a change. Yes, it was very busy in the Village and we
had quite a few showings of our properties from our buyers as well as
other realtor's clients. Looks like we're in for a good summer sales
season in Whistler. Now, all we have to do is get the weather to act a
bit more summery!
I've weighted my notable listings a bit
more heavily this week on the side of the price adjustments. Many
sellers have been keen to get thier properties sold and there's never a
better way to do that than by a good healthy price adjustment. Judging
by the strong recent sales it looks like buyers are continuing to take
notice and jumping on their favourites. Take a look below and let me
know if anything jumps out at you.
Notable New Listings in the Past 7 Days
- #33 Foxglove is an interesting new listing at $879,000. 3.5 bedrooms and 2 baths with just a hair over 1,700 sq. ft. of living space. This suite is located at Blackcomb Benchlands and compares exactly to #21 Snowberry which I currently have listed. #21 Snowberry is right next door but has been extensively renovated and is offered at $899,000. A great buy for a renovated 3 bedroom plus den at Blackcomb in my opinion.
- 1766 Pinewood Drive in Pemberton just became available and just happens to be my neighbour's property. Perched up on a bluff, this is one amazing home that has to be seen to be believed. Incredible views of Mount Currie and a separate carriage house, it's being offered at $1,199,000.
- F204 Tamarisk is a very well priced one bedroom condo in this always popular complex just south of Whistler Creekside. This suite has a few upgrades but is in fairly original condition. Great price though at $279,000. Pricing on this one is very close to recent similar sales in the complex.
Notable Solds in the Past 7 Days
- #112 Lake Placid Lodge just sold at $250,000 after only 7 weeks on the market. Excellent value for this one bedroom suite right at the base of Whistler Creekside Gondola.
- #402 Powderhorn is another unit that sold after 7 weeks on the market. This 3 bedroom/3 bath, 1,246 sq. ft. condo on Blackcomb sold at $510,000 with a list price of $599,000.
- #662 Westin is a one bedroom Phase 2 property (56 days per year owner use) which was listed at $279,000 and sold for $235,000 after being on the market since the end of January. Great buyer on this one bedroom at the fabulous Westin Hotel & Spa right at the base of the Whistler Gondola in Whistler Village.
Notable Price Adjustments in the Past 7 Days
- #43 The Peaks in Pemberton is a 3 bedroom plus den, 1,467 sq. ft. townhome with double garage that's just been reduced from $339,000 to $309,000. This is now priced $32,000 below a recent sale of a smaller unit in the complex. The seller wants this sold asap!
- 7307 Pinewood Place is beautiful 3,224 sq. ft., 4 bedroom/3.5 bath new home in Pemberton featuring 2 one bedroom revenue suites! It's located on a very quiet cul-de-sac with amazing views of Mount Currie as well as air conditioning, bamboo & cork flooring, Marvin tilt out windows and a whole host of other conveniences. Down from $609,000 to $599,000.
- #218 Aspens is a 1 bedroom forest-facing one bedroom suite that has now been reduced to $369,000. The most recent sale of a one bedroom suite in this building was for $365,000 so this shows big motivation from the seller to get this one sold soon. Great value in this ski-in/ski-out complex on Blackcomb. One of the premier locations in town.
- #613 Marquise is a 1 bedroom condo just across the street from The Aspens so it's nearly ski-in/ski-out with just a quick 2 minute walk to the slope. Now offered at $319,000 this makes it one heck of a bang for your buck in this concrete constructed building with swimming pool and hot tub.
