Whistler Monday Morning Coffee June 27, 2011

Good Morning!
 
It's been a great past couple of weeks in the real estate market here in Whistler and Pemberton as it seems that sales have begun to pick up again just as I predicted. We came out of the winter with some very strong sales numbers only to go through our typical quiet May and June where buyer's attention tends to turn toward home more so than Whistler. Now, a purchase here seems to be back on the radar for many as pricing is to be holding steady and not dipping any further for the most part.
 
In fact, over the past 2 weeks we've seen 28 sales take place with 11 of them under $300,000 and 7 in the $300,000 to $600,000 range and 4 between $600,000 and $1,000,000. There were 4 between $1,000,000 and $2,000,000 and there was a sale at Stonebridge on Westside Road at $8,700,000. This represents the highest residential sale in Whistler since November 2009. A pretty healthy real estate market here right now if you ask me. If you're a buyer and have been thinking about making the leap to a Whistler property give me a ring and we can discuss your options. This is the best buyer's market there's been in years.

Notable Solds in the Past 14 Days
  • #411 Coast Hotel just sold at $111,000. This Phase 2 studio suite was a great buy but I've got one even better that's identical and in the same building. I currently have #323 listed at $109,000. Notable Price Adjustments in the Past 14 Days
  • #416A Legends is a two bedroom quarter ownership suite in Whistler Creek that has come down to $89,000 from $109,000. Two bedrooms in Whistler for $89,000??!!
  • #18 Arrowhead Point is a two bedroom, 995 sq. ft. townhome at Blackcomb Benchlands that's down to $639,000 from $679,000. The most recent sales of identical units at Arrowhead were $775,000 (2011-upper unit) and $740,000(2010) in the same complex. This is a nice clean 2 bedroom/2 bath with private hot tub and as you can see by the price....a highly motivated seller.
