It's been a great past couple of weeks in the real estate market here in Whistler and Pemberton as it seems that sales have begun to pick up again just as I predicted. We came out of the winter with some very strong sales numbers only to go through our typical quiet May and June where buyer's attention tends to turn toward home more so than Whistler. Now, a purchase here seems to be back on the radar for many as pricing is to be holding steady and not dipping any further for the most part.

 

In fact, over the past 2 weeks we've seen 28 sales take place with 11 of them under $300,000 and 7 in the $300,000 to $600,000 range and 4 between $600,000 and $1,000,000. There were 4 between $1,000,000 and $2,000,000 and there was a sale at Stonebridge on Westside Road at $8,700,000. This represents the highest residential sale in Whistler since November 2009. A pretty healthy real estate market here right now if you ask me. If you're a buyer and have been thinking about making the leap to a Whistler property give me a ring and we can discuss your options. • #43 The Peaks in Pemberton is a new 1,467 sq. ft, 3 bedroom plus den townhome listing we have up in Pemberton. This property is located close to the trails at One Mile Lake and is very close to the Village of Pemberton so it's a nice short walk to school and groceries in town. Double garage and plenty of storage too! Offered at $339,000.

• #15 Stoneridge for $499,000 is a Phase 1, one bedroom plus den which is really more like a two bedroom as the large den features pocket doors off of the living room to make it into a true bedroom. This is a true ski-in/ski-out townhome right on the slope at Blackcomb with it's own hot tub right on the deck and a bright spacious layout. Ski right to your hot tub!

• 7307 Pinewood Place is beautiful 3,224 sq. ft., 4 bedroom/3.5 bath new home in Pemberton featuring 2 one bedroom revenue suites! It's located on a very quiet cul-de-sac with amazing views of Mount Currie as well as air conditioning, bamboo & cork flooring, Marvin tilt out windows and a whole host of other conveniences. Offered at $609,000.

• #411 Coast Hotel just sold at $111,000. This Phase 2 studio suite was a great buy but I've got one even better that's identical and in the same building. I currently have #323 listed at $109,000. It's a foreclosure so be sure to give me a call so I can discuss the simple foreclosure procedure to you if you've never purchased one before.

• #11 Holzern Haus in Alpine Meadows finally sold last week at $300,000. Originally listed at $389,000 in 2009 it finally sold after 2 years on the market. Goes to show you what a negative impact pricing your property just a bit too high in a declining market can have.

• #18 Taluswood just sold at $800,000. This 3 bedroom, 1,635 sq. ft. ski-in/ski-out townhome in Nordic was one heck of a bargain with a list price of $899,000.

• #4 Falcon's Nest has just been reduced by a whopping $200,000 to $1,399,999. This represents huge value for this renovated 3 bedroom/3.5 bath, 2,174 sq. ft. townhome with garage at Blueberry Hill. This property has amazing views of Blackcomb and is definitely priced to move.

• #416A Legends is a two bedroom quarter ownership suite in Whistler Creek that has come down to $89,000 from $109,000. Two bedrooms in Whistler for $89,000??!!

• #18 Arrowhead Point is a two bedroom, 995 sq. ft. townhome at Blackcomb Benchlands that's down to $639,000 from $679,000. The most recent sales of identical units at Arrowhead were $775,000 (2011-upper unit) and $740,000(2010) in the same complex. This is a nice clean 2 bedroom/2 bath with private hot tub and as you can see by the price....a highly motivated seller.
