Whistler Monday Morning Coffee - March 7, 2011

Good Morning!
 
Quite a busy past few weeks we've had in the market here in Whistler and Pemberton. Some spring weather is slowly taking hold in Pemberton and that seems to have spurred some of the typical spring activity we see there. Five strong new sales took place in February and that's saying a lot since there wasn't even one in the preceding 3 months. This is fairly typical for Pemberton as it's more of a "normal" market that follows more urban trends where more sales happen in spring than in winter.
 
In Whistler we've been extremely busy with buyer showings over the past few weeks. It seems that the Vancouver crowd has finally clued in that the market up here is at it's lowest point in nearly ten years and for many a purchase in Whistler is starting to make a lot of sense. If you've been on the fence about buying a property in Whistler and keeping tabs on the market over the past decade you'll know that there's never been a better time to pull the trigger.

Notable New Listings in the Past 7 Days:
 
I've noticed quite a few great new listings out there lately. The best of them are indicated below.
  • #613 Marquise just came available up at Blackcomb Benchlands. This top floor one bedroom suite in the concrete constructed Marquise building is located just across the street from the ski trail on Blackcomb which makes it nearly ski-in/ski-out for a fraction of the price of the identical suites across the street at The Aspens! This building features a gym, outdoor pool and hot tub and all at the bargain basement price of $339,000. 
  • #62 The Peaks in Pemberton is a fantastically well priced 3 bedroom/2 bath townhome with a double garage. It features hardwood flooring, fresh paint, and a very cool kids bedroom with a built-in tree fort play area. This townhome is on the desirable south-facing side of the complex with views that are unobstructed by other buildings. Aggressively priced at $349,000.
  • #8 Taluswood Bluffs was one that really blew me away on the realtor tour last week. This 2 bedroom townhome was fully renovated right down to the studs and must be seen to be believed. Take a look at the link and let me know if you'd like to come for a viewing. It's listed at the incredible price of $689,000 and is definitely going to sell fast.
Notable Solds in the Past 7 Days:
  • This Alta Vista Pointe 3 bedroom unit was only on the market for 10 days and sold for $6,000 over asking at $555,000. We're starting to see more and more multiple offers lately indicating a much hotter real estate market at the moment.
  • 7107 Nesters Road has finally sold at over the asking price. The court ordered sale ended up having two competing offers at the court hearing in Vancouver. It was listed at $1,299,000 and ended up selling at $1,351,888. Still a fantastic buy even at over the asking price and it was purchased by a great local family who are very excited about their new home. 
The current listing inventory in Whistler and Pemberton now sits at 1048 active listings.
