Zoning in Whistler BC

Whistler is unique among real estate markets. Critics have rated Whistler as the number one resort in North America 7 years in a row. It benefits from an exchange rate that favours international investors.

The resort experienced a record-breaking snowfall last season. Skier visits and summer visits continue to increase each year at a staggering rate. The bed unit cap, which restricts the number of bed units, or pillows, which may be built in Whistler, coupled with Whistler's phenomenal growth in popularity, has created a supply/demand outlook that no one could have predicted.

Within this context, there are three types of residential zoning available in Whistler.

Phase One units

These units are also known as "unrestricted" and are mostly one to two bedroom condominiums found in the Village in lodges. There are no restrictions on owner usage of these condominiums, but there is an organized rental program available for times when the owner would like the property rented out.

Phase Two units

These units are also known as "restricted" and are studio, one and two bedroom apartment condominiums incorporated in an ongoing hotel operation. The number of days that the owner is allowed to use the unit is restricted to 28 days in the winter and summer. There are no restrictions in the off-peak spring and fall. The benefits to these units include revenue, potential tax shelter and the various hotel services and facilities. These investments are best for the occasional visitor to Whistler or for the investor interested in revenue only.

Tourist Accomodation

Tourist Accommodation zoning is similar to Phase 1 zoning, except that it applies mainly to detached single family homes in residential neighbourhoods. This zoning allows you to nightly rent your home to guests as a revenue generator.
