<div style="text-align: left;">I'm sure you can imagine that I get
asked this question by clients all the time: "When you see a really
great deal give me a call right away!". Well, these emails that I
pester you with every Monday are that exact&nbsp; notification. These days
I'm constantly seeing eye-popping deals that you need to know about
quickly. Prices are down to almost 2002 levels and savvy buyers who
have been sitting on the sidelines thinking Whistler was too expensive
are now coming in and snapping up the bargains.</div>
<div style="text-align: left;">&nbsp;</div>
<div style="text-align: left;">On to some of those eye-popping great buys out there this week:</div>

is a 2 bedroom that is true-ski-in/ski-out right up the slope from the
Chateau Whistler. This suite had an offer on it at $550,000 then the
seller countered at $600,000. The buyer walked away not wanting to come
up any further. I bet you could get it maybe in the $575,000 range.
This is totally unheard of in this building. These suites were going
for $800,000 just 2 years ago! True ski-in/ski-out properties are very
rare in Whistler and they're like beachfront in Maui. They're just not
making any more of it.</li>
</ul>

2005 at $369,000. It's just been reduced again to $139,000 and it's the
best revenue generating suite in all of the Village (approximately
$4,000 net in 2009 after all expenses except mortgage).</li>

is a 1 bedroom suite overlooking the pool and has just been reduced in
price to $281,000. It has one of the highest IUD numbers in the complex
which translates to bigger revenue share than most. Poolside Delta
Suites condos are a rarity and this building is widely regarded as one
of the best revenue generators in town.</li>

<div style="text-align: left;">If you've been wondering what the market
is up to in Whistler over the past few months since the Olympics, I'd
like to shed some light for you. It was a solid 2010 spring market with
sales volume outpacing the spring of 2009. However, pricing in Whistler
continues to be at near 10 year lows with the economy to blame over and
above any uplift we saw from the Olympics. Typically we see a drop in
sales in June and July and this year is no different especially since
we saw such poor weather here in the spring and early summer. Now that
the sun is out in full force buyers it seems are on summer vacation and
not thinking too much about Whistler real estate at the moment.</div>
<div style="text-align: left;">&nbsp;</div>
<div style="text-align: left;">However, no matter what the economy does
we always have our highest sales volumes of the year occurring during
the months of August to November as buyers ramp up for the coming
winter season. Most will want to get a purchase locked in prior to the
snow. This year should be no different.</div>

<div style="text-align: left;">On to some of the great buys out there this week:</div>

<div style="text-align: left;">Another nice weekend up here in Whistler
and Pemberton. It seems with the market being a bit more quiet in the
lead-up to the typically much busier July and August real estate sales
season, I had a weekend with the family which was nice. We took our two
sons aged 3 and 7 on a quick overnight camping trip to <a rel="Birkenhead Lake Provincial Park" href="http://e2ma.net/go/6694866686/208217414/212968049/1403087/goto:http://www.env.gov.bc.ca/bcparks/explore/parkpgs/birkenhead_lk/" target="_blank">Birkenhead Lake Provincial Park</a>
just north of Pemberton and got lucky as the mosquitoes have not quite
hatched there yet. We fished for rainbows &amp; dollies off the dock,
roasted some marshmallows &amp; hot dogs and had a great time.&nbsp;</div>

which should be in the Whistler Listing System by tomorrow. It's priced
at $279,000 which is far below the most recent sale of an identical

Whistler and Pemberton now sits at 1161 active listings which is down
by 56 listings in the past week. This is a good sign as shrinking
inventory and aggressive pricing points to a more healthy and robust

Pemberton. I am one of the three event organizers of a brand new
mountain bike race in Pemberton called the Nimby Fifty. We had a wet
but awesome race with 230 registered racers and a great apres with a

usual this May long weekend here in Whistler has been pretty busy. Lots
of people in town and lots of showing requests for many of my listings.
I've had a number of clients call me this weekend to view property too
which is great to see. Unfortunately, when the resort is as busy as
this it's difficult to get into many of the suites as they can be
rented.</div>

really, really wants to move to Kelowna. We dropped the price of this
house $150,000 in the past 7 days, so now it's at $1,049,000 and it's
really starting to attract some serious attention with 3 showings in
the past week (trust me, this is strong showing activity for Whistler).
This is an extremely great buy right now and I'm sorry if I've been
flogging this a bit too much in my emails in the past month but I just
can't imagine why it hasn't been sold yet. Call me if it's interesting
in the least - we can discuss the details.</div>

baths and is an interesting option if you're a weekender but would
prefer not to spend a ton of money on a Whistler property at the
moment. You would own this jointly with another Vancouver couple and
between the two parties would work out the details of usage for each
year according to your schedules. It's a brilliant idea that has worked

<li>I've also just listed a 4 bedroom/2.5 bath, 1,842 sq. ft. duplex in

<div style="text-align: left;">Buyer activity has slowed down a wee bit
as we are now clearly into our spring "shoulder season". This means
that with the steady increase in listing inventory we've been seeing
since the end of the Olympics there are lots of sellers who are eager
to get noticed amongst all the others and make a deal. If you're
thinking of buying in Whistler soon it's a great time to take a look
while there are still plenty of properties to choose from. My gut tells
me that we'll see the inventory start to shrink as we get toward our
big yearly sales season which begins in July and ends in late fall.
Shrinking inventory means only one thing - rising prices. So, make a
deal now while sellers are eager.</div>

and a huge bargain jumped out at me over the weekend. If you're in the

<div style="text-align: left;">Just back from vacation this morning and
feeling fully recharged. Maui was great and the weather was fabulous
but it's great to be home. Nothing beats Whistler and Pemberton in the
spring and the weather really is far better than it was when I left.
Now, we've got the <a rel="Telus World Ski &amp; Snowboard Festival " href="http://e2ma.net/go/6652182567/208168490/212290562/1403087/goto:http://www.wssf.com/" target="_blank">Telus World Ski &amp; Snowboard Festival </a>happening
which is always a season highlight. So, hopefully I'll get a chance to
ski a bit more this spring before I put the boards away for the
remainder of the season.</div>
