I'm sure you can imagine that I get asked this question by clients all the time: "When you see a really great deal give me a call right away!". Well, these emails that I pester you with every Monday are that exact  notification. These days I'm constantly seeing eye-popping deals that you need to know about quickly. Prices are down to almost 2002 levels and savvy buyers who have been sitting on the sidelines thinking Whistler was too expensive are now coming in and snapping up the bargains.

 

On to some of those eye-popping great buys out there this week:

• #226 Aspens is a 2 bedroom that is true-ski-in/ski-out right up the slope from the Chateau Whistler. This suite had an offer on it at $550,000 then the seller countered at $600,000. The buyer walked away not wanting to come up any further. I bet you could get it maybe in the $575,000 range. This is totally unheard of in this building. These suites were going for $800,000 just 2 years ago! True ski-in/ski-out properties are very rare in Whistler and they're like beachfront in Maui. They're just not making any more of it.

• #217 Blackcomb Lodge is a renovated Phase 2 studio with loft right in the heart of Whistler Village. These exact suites were selling at their original launch in 2005 at $369,000. It's just been reduced again to $139,000 and it's the best revenue generating suite in all of the Village (approximately $4,000 net in 2009 after all expenses except mortgage).

• #1250 Delta Whistler Village Suites is a 1 bedroom suite overlooking the pool and has just been reduced in price to $281,000. It has one of the highest IUD numbers in the complex which translates to bigger revenue share than most. Poolside Delta Suites condos are a rarity and this building is widely regarded as one of the best revenue generators in town.

The current listing inventory in Whistler and Pemberton now sits at 1182 active listings which is up by one from last week.

If you've been wondering what the market is up to in Whistler over the past few months since the Olympics, I'd like to shed some light for you. It was a solid 2010 spring market with sales volume outpacing the spring of 2009. However, pricing in Whistler continues to be at near 10 year lows with the economy to blame over and above any uplift we saw from the Olympics. Typically we see a drop in sales in June and July and this year is no different especially since we saw such poor weather here in the spring and early summer. Now that the sun is out in full force buyers it seems are on summer vacation and not thinking too much about Whistler real estate at the moment.

 

However, no matter what the economy does we always have our highest sales volumes of the year occurring during the months of August to November as buyers ramp up for the coming winter season. Most will want to get a purchase locked in prior to the snow. This year should be no different.

 

On to some of the great buys out there this week:

• I came across this really outstanding duplex buy at 3253 Arbutus Drive in Brio last week at $799,000. Not much views but a really well laid out and spacious duplex that's in great shape in the ever-popular Brio neighbourhood. It's definitely worth a look.

• Another great home with really stunning views is 2270 Brandywine Way in Bayshores. This 4.5 bedroom/2 bath home with 2,500 sq. ft. of space has a commanding view to the south overlooking Alpha Lake. A really great home at $929,000.

• Don't forget this recently reduced listing of a 2 bedroom condo at #J204 Tamarisk. Recently renovated to incorporate the deck into the main living area making an extra bedroom, you won't want to miss this sunny and bright south-facing suite.

An update on the building lots at Cypress Place came across my desk last week. You may recall that Cypress Place is the last phase of Nicklaus North. It's a batch of 32 remaining lots across the highway from Green Lake Estates and fronting onto the 5th fairway of Nicklaus North golf course. There are some very reasonable pricing in this upscale new subdivision and some truly stellar south facing golf course views. Check out the details here.

I've had quite a few phone calls and emails from my clients who were wondering where their Monday Morning Coffee fix had gone in the past two weeks. Well, it's smart to take a break occasionally and that's just what I did. We took a cross-country road trip with the kids to the cottage in Ontario for two weeks. After over 5,000 kms of driving I'm now back at it and continuing with your Monday updates.

• 1581 Tynebridge Lane is a brand new 3,500 sq. ft. custom home in Spring Creek. I was in it during our Tuesday realtor tour a couple of weeks ago and it's a stunner. Great price at $1,959,000.

• 9368 Emerald Drive is an older home in Emerald Estates that I have actually sold 3 times in the past 10 years. It's now been completely renovated and I just couldn't believe what the sellers had dome when I first walked in. Amazing what can be done with just a little thought and effort. Check it out. Listed at $869,000.

• 8160 Muirfield is the best value I've seen in a long time for a home in Nicklaus North at $1,689,000. The property is in need of a bit of love as it's been rented out extensively (think new carpets and paint). However, it's on the first fairway so the views are unmatched. I think if you came in with a low offer of around the $1,500,000 mark you could pick it up for a steal. 

Great condo deals to take note of are:

• #102C Evolution is the best priced 2 bedroom quartershare at Evolution in Whistler Creekside by $7,000! These were going for well above $220,000 at the building's launch just a few years ago. Snap up a great deal on this one!

• #217 Blackcomb Lodge is a studio plus loft that's priced to move at $159,000. This makes it $70,000 less than an identical suite across the hall. Yes, it's a Phase 2 property but it is right in the heart of Whistler Village and brings in revenues that match the Delta Whistler Village Suites which is regarded widely as the best revenue producing building in town.

Some serious market activity and great new listings happening up here in Whistler right now so let's get straight to it this morning.

• I've just listed a 1,700 q. ft., renovated, 3 bedroom plus loft townhome in the always popular Snowberry complex at Blackcomb Benchlands. #21 Snowberry is on the market at $999,000 making it per square foot, the lowest priced renovated townhome at Blackcomb. • #322 Eagle Lodge at Town Plaza has been generating plenty of showings since it was listed just last week. Another nice weekend up here in Whistler and Pemberton. It seems with the market being a bit more quiet in the lead-up to the typically much busier July and August real estate sales season, I had a weekend with the family which was nice. We took our two sons aged 3 and 7 on a quick overnight camping trip to Birkenhead Lake Provincial Park just north of Pemberton and got lucky as the mosquitoes have not quite hatched there yet. We fished for rainbows & dollies off the dock, roasted some marshmallows & hot dogs and had a great time. 

 

On to some of my newest picks for real estate offerings this week:

• Wow, this one bedroom plus den quartershare at The Legends just dropped their price down to $90,000. This is a great option for those who prefer not to spend above $100,000 and need space for 6 to sleep.
  
• One suite that hasn't quite hit the listing system yet is #322 Town Plaza. It's a one bedroom suite in Eagle Lodge facing Blackcomb on the quiet side of the building and is priced very aggressively at $329,000. Call me for details on it - I should have photos later today.
• I also have a 2 bedroom at The Coast Hotel (formerly The Marriott) which should be in the Whistler Listing System by tomorrow. It's priced at $279,000 which is far below the most recent sale of an identical unit at $295,000. Call me for details on this one too.

The current listing inventory in Whistler and Pemberton now sits at 1161 active listings which is down by 56 listings in the past week. This is a good sign as shrinking inventory and aggressive pricing points to a more healthy and robust real estate market just around the corner for the big late summer and fall sales season.

What a great weekend we had in Pemberton. I am one of the three event organizers of a brand new mountain bike race in Pemberton called the Nimby Fifty. We had a wet but awesome race with 230 registered racers and a great apres with a live funk band playing. Check it all out here on our website. We got rave reviews from all the riders and it's definitely going to be bigger and better for next year.

• Here's a great new listing at Alpine Greens that just popped up. A 3 bedroom right on the golf Chateau Whistler Golf Course for $1,099,000. Great unobstructed fairway views too.
• #102C Evolution is a 2 bedroom quartershare suite that we have just reduced to the ridiculously low price of $149,000. Remember when these were going for $240,000 from Intrawest? This price is now below the recent sale of an identical suite just three weeks ago.
• I also have a rare poolside one bedroom Lake Placid Lodge suite on the market right now for $325,000. This complex is right at the base of Whistler Creekside and literally about a 150 foot walk to the Creekside Gondola. Take a look here.

As usual this May long weekend here in Whistler has been pretty busy. Lots of people in town and lots of showing requests for many of my listings. I've had a number of clients call me this weekend to view property too which is great to see. Unfortunately, when the resort is as busy as this it's difficult to get into many of the suites as they can be rented.

 

So, let's get right into it. Here are a couple of great deals that have come up over the course of the past week:

• #102C Evolution just reduced in price to $149,000 which is $5,900 below the most recent sale last week of $154,900. This is a 2 bedroom quartershare suite in the new Evolution building right at the base of Whistler Creek.
• #216 Lake Placid Lodge is a one bedroom suite for $325,000 at the newly renovated Lake Placid Lodge right at the base of Whistler Creek as well. This particular suite is in great shape and is on the highly desirable pool side of the building. These don't come available too often. 
• 1763 Pinewood Drive in Pemberton just 25 minutes north of Whistler is a home which is priced very competitively at $839,000. Just 5 years old, this home features 4 bedrooms, 2.5 baths and a 2 bedroom revenue suite all with great views of Mount Currie.

OK - no need to raise the alarm but my seller of 8261 Valley Drive in Alpine Meadows really, really wants to move to Kelowna. We dropped the price of this house $150,000 in the past 7 days, so now it's at $1,049,000 and it's really starting to attract some serious attention with 3 showings in the past week (trust me, this is strong showing activity for Whistler). This is an extremely great buy right now and I'm sorry if I've been flogging this a bit too much in my emails in the past month but I just can't imagine why it hasn't been sold yet. Call me if it's interesting in the least - we can discuss the details.

 

Beyond that gem, here are my deals of the week (I'm very impartial so not all of them are my own listings):

• J204 Tamarisk -  a 2 bedroom Tamarisk for the price of a 1 bedroom. The seller of this suite enclosed the deck to make it into a 2nd bedroom. Who needs to BBQ on the deck anyway - the kitchen range has a broiler!
• Just listed a 3 bedroom plus loft, 1,700 sq. ft. Snowberry townhome in Blackcomb Benchlands at $999,000. Fully renovated and just a 5 minute walk on the trail behind the Chateau Whistler to the Wizard chair at the base of Blackcomb. No photos or video yet. Call me for details.
• I mentioned last week that I had just listed a duplex in Whistler Cay Heights at 6282 Eagle Drive. It's now on the market at $728,000 but there are just exterior photos for now as it's tenanted and tough to get into for the next week or so. Click here to take a look. 
• Finally, this house at 6373 Fairway Drive in Whistler Cay Heights was one of the standouts of our weekly realtor tour last week. I've never seen a log home renovated in a modern style. Really impressed with what they did on this one. Truly amazing. Check it out here.

A couple of very sharply priced properties to report to you this week on my "hot buy" list.

• 8261 Valley Drive in Alpine Meadows - just reduced in price again this morning another $50,000 to $1,149,000. Huge value for a renovated home in Alpine. Seller says sell!
• We just listed a half share of a 2,312 sq. ft. duplex in Bayshores on Brandywine way for $399,000. This home has 4 bedrooms & 3.5 baths and is an interesting option if you're a weekender but would prefer not to spend a ton of money on a Whistler property at the moment. You would own this jointly with another Vancouver couple and between the two parties would work out the details of usage for each year according to your schedules. It's a brilliant idea that has worked very well for these two owners for years now. Call me for more details on this one.
• I've also just listed a 4 bedroom/2.5 bath, 1,842 sq. ft. duplex in Whistler Cay Heights on Eagle Drive for $728,000. Call me for more details on this one.

Buyer activity has slowed down a wee bit as we are now clearly into our spring "shoulder season". This means that with the steady increase in listing inventory we've been seeing since the end of the Olympics there are lots of sellers who are eager to get noticed amongst all the others and make a deal. If you're thinking of buying in Whistler soon it's a great time to take a look while there are still plenty of properties to choose from. My gut tells me that we'll see the inventory start to shrink as we get toward our big yearly sales season which begins in July and ends in late fall. Shrinking inventory means only one thing - rising prices. So, make a deal now while sellers are eager.

Many of you know I was just in Maui for vacation and while I was there I did a quick video blog that discusses the comparison of resort real estate in Maui versus Whistler. It's now posted on the front page of my website so take a look.

 

On another note, I was just reviewing all the 2 bedroom townhome listings in Whistler Village for a client and a huge bargain jumped out at me over the weekend. If you're in the market for a 2 bedroom townhome in Whistler Village North then this is the steal of a deal you've been waiting for. The seller of #98 Glacier's Reach just dropped the price to $485,000 which is a full $16,000 less than the sale of an identical suite just last week. This unit is a "J-plan" which means that it features a vaulted ceiling in the living room as well as a private hot tub on the deck. I sure didn't think we'd ever see 2 bedroom townhomes in the Village under $500,000 again. Give me a call if you're interested in this one - it's well worth the money.

 

Another couple of great deals that I'm amazed haven't been snapped up yet are 8261 Valley Drive and 2212 Gondola Way. Both are priced aggressively with very motivated sellers. Let me know if they tick any boxes for you.

Just back from vacation this morning and feeling fully recharged. Maui was great and the weather was fabulous but it's great to be home. Nothing beats Whistler and Pemberton in the spring and the weather really is far better than it was when I left. Now, we've got the Telus World Ski & Snowboard Festival happening which is always a season highlight. So, hopefully I'll get a chance to ski a bit more this spring before I put the boards away for the remainder of the season.
