Good Morning!

It's been 3 weeks since I last sent out a Friday Morning Coffee update but we've been having such a great time on the skiing in all the fresh snow on the mountain and taking some time off through the holiday season. We're back at it now though and according to Whistler Blackcomb, the skier visits so far this season to date are up 17% over last year already. Quite a jump undoubtedly due to the fantastic snow conditions coupled with the crazy U.S. exchange rate.

See below for all the latest listings, price reductions and solds in the Whistler & Pemberton market over the past week:

The active listing inventory in Whistler & Pemberton continues to be very low at 415 active listings which is down by another 32 listings from 3 weeks ago. This makes our listing inventory at the lowest point in over 10 years.

All the numbers are not yet in (we will be doing our annual stats package by the end of the month), however it is safe to say that 2015 was a very good year for real estate in Whistler & Pemberton.  Activity was up 14.4% in terms of number of transactions, average value of transactions was up 10.5%, and the overall value of the all transactions increased by 26% for the year. In Pemberton, the number of transactions were up by 13.9%, average transaction value was up 15.4% and the total value of transactions increased by 31%.

We can expect the prices to remain strong as a result of a favorable dollar, low interest rates, Canada’s safe haven profile , and Whistler's continued and growing popularity, however, as you can imagine, market activity will likely be noticeably constrained by the lack of available properties going forward.

If you're coming up over the next couple of months keep in mind that many of the properties in Whistler are heavily booked with high levels of occupancy throughout the winter. If you're planning to come up and look at any of the properties in Whistler that are in rentals, just give me plenty of notice so Jennifer and I can check property availability for showings.
