Whistler, BC is divided into two primary resort areas: the main Whistler Village and the Upper Village at the base of Blackcomb Mountain. If you are considering living in Whistler and weighing one against the other, you're really asking a more specific question - which location fits your ownership goals, your budget, and how you actually plan to use the place?

Both hubs give you immediate access to skiing and summer recreation. But they serve slightly different buyers. The choice comes down to property prices, rental zoning, and how central you want to be to the main commercial centre.

Real Estate Prices and Property Types

Where you land on price depends almost entirely on what type of property you're looking at. Whistler Village is mostly condominiums and townhouses - there are very few single-family homes in the pedestrian core itself. That shapes the entry point for most buyers before they ever set foot in a unit.

Average Home Prices in Whistler Village

The numbers vary by source, so it's worth knowing what each one is measuring. Zolo reports the average home in Whistler Village sells for roughly $673,421, with an average listing price around $844,000. Strawhomes lists Whistler Village as one of the more affordable neighbourhoods in the municipality, putting the average listing price at about $825,000 to $837,849 - with condominiums averaging around $747,000.

    Condominiums and Townhouses

Condos are where most buyers start. If you need more space, townhouses in Whistler Village average about $1,089,000. Single-family homes are genuinely scarce in either village core, which means buyers who want a detached property usually end up looking at outer neighbourhoods. The village centres are strata territory, full stop.

Accessing the Slopes and Summer Trails

The main Whistler Village sits at the base of Whistler Mountain. The Upper Village is your gateway to Blackcomb. Most buyers fly into Vancouver International Airport (YVR) and drive up the Sea-to-Sky Highway - the travel time from YVR runs about two to two and a half hours either way, so neither location has a meaningful advantage there.

    Skiing and Outdoor Recreation

From either village base, you can walk out of your condo and be on the lifts within minutes. Both areas have direct gondola access and ski trails through the winter, and once the snow melts, mountain biking and golf draw visitors from around the world to both sides.

Rental Rules and Property Management Costs

A lot of buyers want to offset ownership costs through rentals, and that's completely reasonable - but Whistler's short-term rental rules are specific enough that you need to understand them before you make an offer, not after.

Standard residential zones cannot be used for nightly rentals, period. Operating without a licence can result in municipal fines of up to $500 per day.

    Short-Term Rental Zoning and Licences

Short-term nightly rentals are only legal on properties zoned for tourist or temporary accommodation - what most people here refer to as Phase 1 and Phase 2 covenanted properties. Operators must hold a municipal Tourist Accommodation business licence, a requirement that has been in place since 2017. On top of that, British Columbia's provincial Short-Term Rental Accommodations Act requires owners to register and display a valid business licence number on listing platforms.

Rentals of 28 days or more are exempt from those specific short-term rules, though individual strata bylaws can add further restrictions beyond what the municipality requires.

    Property Management Fees

For short-term or vacation rentals, property management companies in Whistler typically charge 20% to 35% of rental income. Some competitors advertise packages starting around 12.5% plus a monthly software fee. For long-term rentals, ongoing management fees are usually around 8% to 12% of the monthly rent, with a separate tenant-placement fee on top of that.

Making Your Decision: Whistler or Blackcomb?

Whistler Village puts you in the middle of the largest concentration of restaurants and shops in the municipality. The Upper Village at Blackcomb is a different pace - full resort amenities, but away from the main commercial centre. Neither is the wrong answer; they're just different.

What matters more than mountain loyalty is the specific strata rules and zoning covenants on any property you're actually considering. That's where the real decision lives.

    Frequently Asked Questions

Are condos more expensive to buy in Whistler Village or the Blackcomb Upper Village?

It depends on the specific building and zoning. In Whistler Village, the average condo lists for around $747,000, while townhouses average about $1,089,000. Average prices in the Upper Village fluctuate based on available inventory.

Which mountain offers better ski-in/ski-out access for single-family homes in Whistler, BC?

Neither village core offers many single-family homes with direct ski-in/ski-out access. Both Whistler Village and the Upper Village at Blackcomb consist primarily of condominiums and townhouses.

Are there more Phase 1 nightly rental properties available on the Whistler or Blackcomb side?

It depends on current market inventory. Both Whistler Village and the Upper Village contain Phase 1 and Phase 2 covenanted properties zoned for tourist accommodation.

Is the Blackcomb Upper Village quieter for a family vacation home compared to the main Whistler Village?

The Upper Village at Blackcomb is located away from the main pedestrian commercial centre of Whistler Village. This separation provides a different atmosphere with fewer central nightclubs and bars.

Do strata and maintenance fees typically differ between Whistler and Blackcomb condo buildings?

Yes, strata fees vary from building to building rather than strictly by mountain. They depend on the specific amenities, age of the building, and whether the property allows short-term tourist accommodation.

Which side gets better winter sun exposure when buying a luxury chalet, Whistler or Blackcomb?

Sun exposure depends entirely on the specific lot orientation and elevation rather than just the mountain choice. You'd need to evaluate individual properties to determine how much natural light they get through the winter months.
