Well, spring conditions on the mountain are finally here. I've had the privilege of skiing 4 days this week and it's been brutally icy and solid up there until around 11 am when it softens up a bit in the zone below the Rendezvous or Roundhouse Lodge. Above that in the alpine, the off-piste is kind of a no-go with leg breaker garbage everywhere. Rule of thumb right now is just to head up the mountain a bit later in the morning and it's all good.
So, I've been analyzing the sales numbers for the 1st quarter of 2022 (video update to follow). There seems to be a combination happening right now where buyers are starting to push back a bit on the ratcheting sales prices AND there's simply less available product for sale than at this time last year. So with that in mind, sales are down 25% from the same period last year. But, the dollar volume of sales is higher than last year.
In Whistler in the first 3 months of last year, ending March 31, 2021 there were 264 sales worth a total of $360,000,000. As of today for the first 3 months of 2022 there have been 196 sales worth a total of $375,000,000. Fewer sales but total valuation is higher. Food for thought.
