Happy Canada Day! I thought today I would give you a bit of a more accurate picture of where the current number of available Whistler properties stands. The graph below shows you the active inventory level for Whistler for the past 10 years.
Why is this important to know? Higher inventory = lower prices. Lower inventory = higher prices.
You can see that our lowest inventory level was reached just last fall and has definitely spiked since then. Although this is great news for buyers with more properties to choose from, it's still not anywhere near the high level of available properties we saw in the years after the 2010 Winter Olympics.
If you're a buyer, you definitely have a lot more choice and far less multiple offers to compete with. However, if you're a seller you have to be more cautious with your pricing as you're most likely not going to achieve the same sale price as your neighbour got 4-5 months ago.
