While the market is shifting here I thought I'd share another snapshot of the Whistler listing inventory for you to have a look at. Basically what we're seeing is a near doubling of inventory here since the beginning of January 2022. What that means if you're a buyer is that there are plenty of choices out there and more on the way. It's in stark contrast to last year and even the first quarter of this year when buyers were struggling to get offers accepted amid a sea of competing buyers.
The big differentiator in the Whistler real estate market is that for the most part, sellers here have no urgency. These are predominantly 2nd or even 3rd homes for many Whistler owners and if they sell it then great. However, if they don't get any action or get the price they want they'll either just leave it listed or pull it off the market and simply continue enjoying it themselves.
So, in a lot of cases if you're a buyer who is putting in lowball offers thinking the market has tanked, you'll typically get rebuffed by the seller with no response as they usually just don't care. You do of course run into sellers that need to sell and get out quick. So it never hurts to try, but in my 20+ years experience in the Whistler real estate business it's a rarity that you find a seller here that grabs your aggressively low starting offer. In most situations you're just starting off on the wrong foot with them. Food for thought. 🤔
